Gathering and sharing information with your clients is a vital part of the contracting world, but you need to consider how much information you should gather and share to best serve them and yourself!

Tim and Greg discuss gathering information from the clients, knowing what information to provide them with, and not being afraid of saying "it depends" on certain circumstances.

In this episode, we talk about…

  • Knowing when you're giving too much information to the clients
  • Identifying who you talk to and how much information they need
  • Confidently saying the word, "it depends" to the client when you don't want to provide too much information
  • Paying attention to the clients' hints on how they want to receive information

In response to questions from Carl and Christopher, Tom and Dan discuss the reasonable closing rate from a salesperson and strategies for employee conflict resolution.

In this episode, we talk about…

Question 1: What is an acceptable closing rate from your salesperson?

  • The closing rate depends on things like:
    • Lead source,
    • Great marketing that speaks to your ideal clients,
    • Your website, etc.
  • You can expect at least a 90% close rate when you go out on-site — if you factor in marketing and pre-qualification using Shin-Fu.
  • *You should hover around 50% when it comes to lead sources

Question 2: I used to avoid employee conflicts, hoping that they would resolve themselves, but that didn't work too well. I want to address the conflicts directly, but I'm not good at being a mediator. Do you have any advice on employee conflict resolution that would help me out?

  • Don't allow the conflict to fester — the longer you wait to resolve it, the bigger it becomes
  • Make no assumptions — so many of our issues and miscommunications with other people stem from assumptions we both make

  • Taking note of the flaws before making a decision — whether it is in sales or a relationship

Tom and Dan address the concern of a contractor about the 50% gross profit rule, who argues that 50% gross profit is ripping people off when it comes to home renovations. He claims while 50% gross profit may make sense on a smaller project — like a French door installation — it seems outrageous when doing renovations on a large scale.

In this episode, we talk about…

  • Understanding how money works in a business
  • 50% gross profit is feasible, and that does not mean you are screwing your customers
  • Selling shouldn't be based on your own budget or your own assumptions about the value.
  • When you make more profit, you can:
  1. Provide a better experience to your customers
  2. Honor your warranties
  3. Make a callback and not argue with the customer
  4. Hire better people
  5. Take care of your team, provide them with training, and provide them with a career path

In this episode, we talk about…

  • Three things needed to be a great leader:

Tom and Dan talk about the importance of having a polarized approach while selling and address questions about dealing with old-school salespeople who are stuck in their ways, concerns about overselling and not being able to do the work, and accepting the fact that not every client could be yours.

In this episode, we talk about…

  • Speaking the language your prospects and audience understand
  • Having a polarized approach when selling
  • You have to stand out at whatever level you are

Question1: What is the best way to deal with an old-school salesman stuck in his ways?

  • Roleplay with the guy — prove the point that you can't be backed into a corner
  • Be the example and the proof of concept to teach them new tricks

Question2: As someone with a small crew who has been booked for over a million dollars project, I have to keep selling to reach my goal, but I'm concerned that I will be unable to do the work.

  • Keep selling because you can always find crews to produce
  • To scale your business, you must sell and recruit
  • Know your numbers and job costs, and then work on finding your ideal clients and raising your prices

Question3: How do you get over the fact that not every phone conversation is my customer?

  • You're marketing to the wrong customer

Sales are one of the main things that a business cannot exist without. You need to be an excellent salesperson if you want your business to survive and thrive. But what makes a good salesperson? Tom provides five qualities that characterize a great salesperson.

In this episode, we talk about…

  • Five qualities that make up a great salesperson:
  1. Learn how to work effectively and efficiently
  2. Focus on the numbers — track your effective sales rate
  3. Plan your sales strategy
  4. Set clear, measurable goals
  5. Have an attacking mindset — instead of waiting for leads to find you, reach out to customers

In this episode, Tom and Dan answer questions from listeners asking about advice on renting a storage facility and how to deal with constantly changing material prices when you're working on long-term projects that will take months to complete.

In this episode, we talk about…

Question1: I worked as a sub-contractor for a restoration company's owner for a year, and I'm interested in renting a shop owned by him. Would renting from him be a good business strategy, and how would you justify a material storage facility that is great for advertising the business and supervising the employees?

  • The decision to rent a space from him depends on the kind of relationship you have with him.
  • A storage facility at the busiest place in town can be a great place to supervise the team and advertise your company.
  • Being visible is better than having a shop in an industrial area off the beaten path.

Question 2: I'm an Architect with a project that won't break ground until May. How should I handle the issue of ever-changing materials prices?

  • Protect yourself in paperwork — contact Karalynn Cromeens, the construction attorney from the Cromeens Law Firm
  • Communicate with the client and tell them about the situation
  • Plan long-term projects in phases
  • Go into education mode — it builds trust and transparency
  • The price hike is not your problem

You must constantly improve your sales skills to maintain high performance as a professional because sales is a perishable skill that degrades over time! Tom encourages you to work on your sales skills since selling is a skill that can be both developed and waned.

In this episode, we talk about…

  • Sales is a perishable skill, and practice is the key to developing it.
  • In sales, you can't be satisfied with how good you were in the past — what matters is what you sell now, not what you sold yesterday.

In this episode, we talk about…

  • There's no such thing as an easy button in life — you need to put yourself out of your comfort zone and work hard
  • Practicing something repeatedly until it becomes second nature
  • Working hard, being determined, sweating, and sacrificing to succeed
